The Sheriff’s Mortgage Foreclosure Sales are held every Thursday from 1:00 p.m. until 2:00 p.m. (unless it falls on a Holiday or Emergency Court House Closure) and are open to the public. The location is in the annex of the Van Buren County Court House at 212 East Paw Paw Street, Paw Paw MI 49079. You must be present to bid; phone bids are not accepted. Bids must be $1.00 over the amount listed on the bid sheet. You will have until 3:00 p.m. the same day to get the necessary funds. Successful third-party bidders must have either cash or a cashier check for the exact amount.
Upcoming Foreclosures are posted four times, once weekly in the Courier Leader in Paw Paw and or the South Haven Tribune. The Sheriff’s Office is not privy to upcoming Foreclosures. We receive the Sale Packets the day before the sale takes place. The Sheriff’s Office is simply a bidding agent for the bank. You are responsible for title searches, back taxes and any other financial encumbrances on the property. Neither the Sheriff’s Office or the presiding Deputy Sheriff can give legal advice. We do not know whether properties are still occupied. Further, we cannot give anyone permission to enter and or inspect any properties. Redemption periods are stipulated on each deed. Any questions regarding redemption periods or information about the property must be directed to the mortgage company or the attorney for the mortgage company. You are responsible for preparing and recording the deed. The Register of Deeds Office will not accept any white out on a deed. The buyer is responsible for legally removing any occupants left in a home after the redemption period.
Sometimes, a Foreclosure is adjourned and or cancelled. Sales are adjourned on a weekly basis. Cancelations can also take place the same day as the sale without notice.
